Making Changes To Custom Home Builds

What Information is needed to create a home build? Can a design be changed?

For custom builds, we’ll ask for a list of everything the customer wants from the beginning.

People sometimes prefer the bedrooms at the front, or the kitchen in the back. We try to get as much information as we can from the beginning so we can base our plan on what the customer likes.

The number of bedrooms, bathrooms, garages, kitchens, walk-in pantries, butler’s kitchen, etc. are all decided at the start. They give us the concept design that they want and show us what their site looks like, then we’ll go away and do a concept plan based on all of those requirements.

Sometimes people will come with floor plans or pictures that they’ve found on Pinterest or Instagram; it might just be a photo of a room, or they like the type of facade of a house being built down the street.

We get everyone to bring as much information that they want. Anything that they like, anything that popped out, they give it to us and we incorporate that into the design.

We offer up to three full structural-type changes for that concept plan.

The build will be designed to your tastes, whilst also meeting the requirements of the property limits and fitting within the Australian standards of council regulations and guidelines to ensure that the concept can become a reality.

We ask the client of their budget too so that the concept that we come up with is not only functional and complying with council regulation, but is also going to fit within their budget.

Too frequently we see people go to an architect and ask for a design, then they come to us with a budget of $500,000 but the architect's design is of a million dollar home, so they've essentially just wasted $6K on a design.

We'll reverse that, and we factor all of those elements into it. If their budget is $500,000, we'll go through their list and then we'll tick off the nonessential items.

That's going to be too much, that's going to overspend, and we'll work backwards from there.

Once we've agreed on a concept design that the customer loves, we can accurately estimate the cost.
